Site Development Manager
Job Description
As a member of the Site Development Team, the Site Development Manager provides overall management of various activities associated with the acquisition, design, and permitting of new restaurant sites. The Site Development Manager collaborates with the Real Estate, Design, and Construction Teams during all phases of restaurant site development and construction. This role supports all new restaurant activities for the successful planning, tracking, and reporting of essential metrics to ensure the success of the company’s new restaurant locations goals and objectives.
The Site Development Manager collaborates with the Legal Team to help formulate and memorialize all applicable site development lease dates, lease work letters, and lease exhibits. The Site Development Manager is responsible for obtaining services needed for inspections and due diligence investigations and also assists in the acquisition of building permits.
This role works under the direction of the Sr. Director, Site Development.
Essential Duties
* Develops and maintains the schedules for new restaurant sites
* Prepares Real Estate Committee presentation materials
* Prepares/Acquires site plans
* Acquires site Investigation Reports
* Supports the Real Estate Director and Real Estate Attorney
* Prepares landlord/tenant deliverables’ timelines
* Assists the Real Estate Team in the preparation of Lease Exhibits
* Maintains team meeting notes
* Acquires Environmental/Soils/Asbestos Reports from outside consultants
* Acquires Surveys and Site Construction Documents from outside consultants
* Manages Permit Consultants/Expeditors
* Performs other duties as required REQUIREMENTS Education:
* Degree in Engineering, Land Planning, or related field is required
Experience/Skills:
* 2+ years of experience supporting real estate development projects (restaurant or retail industry experience highly preferred)
* Highly proficient computer skills with MS Office Suite (including but not limited to Word, Excel, PowerPoint, Teams, & Outlook)
* AutoCAD drafting proficiency, a plus
* Parking lot and site plan design experience, a plus
* PDF editing (Adobe, Bluebeam) experience is required
* Strong customer service skills--- responds to problems in a tactful and expedient manner
* Strong verbal & written communication and organizational skills with attention to detail and follow up
* Ability to prioritize and complete multiple tasks as well as work well under pressure in a fast-paced environment
* Foster positive and effective business relationships with internal and external customers
* Self-starter and able to adapt and interact professional with all levels of the organization
* Ability to work in the Tampa, FL Restaurant Support Center (RSC). Position may qualify for local, hybrid working schedule.
