Lease Payables Specialist

As a key member of the Property Management & Lease Compliance team, this role performs critical lease administration and rent management functions, ensuring timely payments.

This position is based in our Tampa, FL Restaurant Support Center and will work a hybrid schedule (mix of onsite and remote).

ESSENTIAL DUTIES

• Processes monthly prepaid rent, percentage rent, and weekly one-time payments.
• Timely resolves rent defaults, landlord disputes, and past-due notices.
• Collaborates with landlords and internal stakeholders to resolve rent discrepancies and account concerns through in-depth research of payment history, lease obligations, and supporting documentation.
• Responsible for vendor onboarding and ACH setup processes, including updates and modifications.
• Researches and reconciles landlord statements partnering with internal and external parties to maintain zero-balance tenant accounts.
• Supports the team by cross-training and assisting with Property Management Administration functions as needed.
• Reviews and interprets lease/property documents.
• Identifies and escalates data discrepancies within the Lucernex database.
• Provides ongoing support to Property Management, Lease Administration, Asset Management and Accounting teams.
• Establishes and maintains strong relationships with landlords.
• Prepares and tracks Third Party billings/collections.
• Performs other duties as assigned.

EDUCATION

Minimum of High School Diploma required.  Associate's degree preferred.
